The law gives clear guidelines to landlords where three or more unrelated tenants reside, there must be adequate fire precautions and escape routes, maintained at least annually for local council inspection.

Houses of Multiple Occupation as they are known (or HMO’s) for short require adequate means of detecting fire, means for tackling a fire and suitable fire escapes.

The signage is also covered under the HMO requirements, and on some occasions, sprinkler systems may be considered a necessity.
